SEGRO

SEGRO is a UK based Real Estate Investment Trust (‘REIT’), and a leading owner, asset manager and developer of modern warehousing, light industrial property, as well as a range of higher value uses such as offices and data centres. It owns and manages 5.3m sqm of space in the UK, France, Germany and Poland, largely near major conurbations, including Slough Trading Estate and Park Royal in west London.

As a major land owner and also industrial/business park developer, SEGRO commissioned Salon Consulting to advise at both a strategic and tactical level as to whether there was added-value to be gained from engaging with leisure-based uses such as hotels, restaurants, urban leisure, conferencing, etc. The conclusion of our work was that there were certain sites that had specific leisure potential for which we provided risk-analyses, however that as group-wide activity there was no over-arching leisure strategy that would add significant new benefits to the existing corporate strategy. We also considered what uses might provide “internal added value” to existing or future core business tenants and we provided a range of metrics and a framework for property managers to be able to assess their portfolios.
