Hotels & Resorts

It is estimated that there are over 19 million hotel rooms in the world, and this supply was recently growing at a rate of some 3 per cent per year. The industry is changing, with Asia playing an increasingly greater role on both the supply and demand side of the equation. And, in more established markets, the trend is increased product diversification (more brands, more concepts, but same travellers).

The current global economic crisis has driven the industry in many parts of the world into one of its most difficult periods in decades – both from an operating as well as development perspective. Occupancy and average rate levels are down across the board with no clear indication of when the rebound will occur; and development has all but been frozen in many parts of the world as funds are scarce and uncertainty is the key word of the day.

Key Trends

With the current global economic crisis, current trends for operators revolve around reducing the decline of the bottom line. Whilst for developers, the focus is on finding ways to continue their growth activities as well as meeting their existing financial obligations.

  OPERATORS

Cost reductions across all departments

Finding innovative ways to attract demand without relying on room price reductions

Continued reductions in the cost of traditional distribution channels

Reduced focus on expansion and increased focus on rationalisation of portfolio

  DEVELOPERS & OWNERS

Securing funding

Finding ways to meet existing financing obligations (meeting covenants)

Intense search for distressed asset opportunities – offset by lack of funding available in the event of finding them

Significant reduction in loan to value ratios
